Cavity Drain Waterproofing/Basement Waterproofing
The cavity drain system is an internal lining system which provides a cavity through which water will pass. The system consists of a profiled plastic wall membrane which drains to a plastic drainage channel (sited at the wall floor junction) and a profiled plastic floor membrane. Further to this sumps and pumps will also be required if natural drainage is not available.
BS8102 requires that all waterproofing is maintainable and repairable. The advantage of this Cavity Drain Membrane systems are that they are easily repaired, also quickly and easily maintained, they do not impose any load onto the structure (particularly important when dealing with older structures).
Regularly used to re waterproof failed external systems and waterproof concrete.

External Waterproofing
Specialist in the design & installation of applied external systems and sprayed systems.
External tanking is the provision of a waterproof membrane to the outside of the basement or sub-structure in accordance with BS8102:2009 (Type A form of construction). When selecting a suitable external tanking system, consideration should be given to the form of construction, ground water levels, ground drainage, soil type and ground contamination.
Gas Membranes
Maclennan-LSE can design and install basement systems to be Radon, and all other ground gas proof By installation of applied external gas membrane systems or internal liquid applied roller or sprayed gas membrane and radon barrier systems.
The systems are guaranteed to prevent Radon, Methane and Carbon Dioxide.
External tanking and waterproofing can be combined where required
The provision of a waterproof membrane to the outside of the basement or sub-structure in accordance with BS8102:2009 (Type A form of construction) which can also be a gas membrane.
Internal cavity drain membrane systems can be detailed as gas membranes / radon barriers when married up with suitable extraction or positive pressure systems.
Waterproofing Concrete
We will design supply and oversee the installation of water proof concrete with suitable attention to joins and pours.
For grade 1 waterproofing the system can be used as a standalone system for car parks, utility areas etc.
For Grade 3 habitable accommodation we will also design in an internal cavity drain membrane system which will then comply with BS8102.
The combined system will be covered by a 20 year guarantee.
Waterproof concrete on its own cannot be guaranteed for Grade 3 habitable basements. It is prone to failure which In grade 1 can be repaired but in Grade 3 the consequence of a leak can be extremely expensive and waterproof concrete guarantees do not cover consequential damages.
